Booking
You can make a reservation for any length of period though there is a minimum stay of six consecutive nights on all houses. During the high season the change over day is Saturday but for low or mid seasons this can be more flexible to meet your particular travel plans.
Bookings can be made online, by e-mail or letter. The website will show availability but it is reccomended to check first directly before any aditional costs are incurred. It is possible to make a provisional booking for 48 hours to allow for other travel arrangements to be checked and made. If the accommodation is not available you will receive an immediate notification by return.
Payment
We ask a deposit of 50% of the total rental booking latest one (1) week after receiving your booking. An invoice will be sent detailing the payment schedule and payment details
The balance of the booking fee, plus any surcharges or breakage deposits, must be paid at latest six (6) weeks prior to the commencement of your stay.
If your booking is made six (6) weeks or less, prior to the commencement of your stay then the full amount, including any surcharges or breakage deposits, is payable immediately.
Payment of the deposit and/or total amount assumes agreement to these terms and conditions.
Rental prices
All prices are quoted in Euro and include local taxes.
Prices are subject to change except after receipt of the deposit.
Prices include the normal use of:
- Gas, water, electricity and wood
- Bed linen, kitchen linen and towels
- Cleaning at the end of your stay
Smoking
All the houses are strictly non-smoking.
Cancellation
If you cancel your booking wholly or partly up to six weeks prior to the original date of arrival, the costs of cancellation are 20% of the rent of the period that is cancelled
For any cancellation after that date the costs are the full 100%. Any paid surcharge or breakages deposit will be refunded in full.
All cancellations can be either by normal post or by email but are only valid if confirmed as received by an acknowledgement from the owner.
We reserve the right to cancel your booking if we do not receive payment of the balance, including any surcharges, by the specified time.
Breakages deposit
A re-fundable breakages deposit of € 300 per property, per booking is payable together with the rental price and will be refunded within ten (10) days after departure, unless the property has been left in an unsatisfactory condition. In this case we will pay for any costs or breakages, including extra cleaning out of the breakages deposit. The nature of any damage will be assessed and notice given to you no later than five (5) days after departure.
Arrival & departure
You will receive an arrivals pack including detailed description of the route to the property and general information on the house and the area, after the payment of the balance of the rental.
On the day of your arrival the property will be available from 16.00 hours onwards. You are kindly requested to inform us beforehand at what time you expect to arrive, in order to arrange entrance to the property.
The tenancy terminates at midday on the day of departure.
Cleaning
The house is cleaned thoroughly, prior to your arrival. It is appreciated if you keep and leave it as clean and tidy as you found it.
Complaints
Complaints should be reported immediately to us – preferably by phone or by email. We will try and find a solution as speedily as possible.
Liability
During your stay you are responsible for the rented property and its contents and everything around it. Damages must be reported immediately to us and any damages must be replaced or paid for. The property can be checked for damages, in the presence of one of our staff, prior Quinta de Penas is not liable or responsible for personal accidents, loss, damage or discomfort sustained by you or others during your stay. You are strongly advised to take out holiday insurance cover for cancellations, accidents, medical care and third party liability.
Privacy
The personal details you submit to us remain strictly confidential and will not be passed to any third party. Quinta de Penas does not, under any circumstances, sell or publish customer information.
